A September portfolio update in November? Gadzooks am I that far behind? Apparently so but there is no time like the present to get back on track...

Planning to refinance: My main focus this month was paying down the mortgage on my rental. I am very close to not being underwater anymore which means I am eligible for refinancing. I must have talked to half a dozen lenders and the first thing they asked was whats the home worth and whats left on the mortgage. Nobody would talk to me
As I bought the unit before the housing crisis I have over a 6% mortgage and reducing that would free up some cash flow.

Several purchases: The beginning of the month was quite active with purchases in a new company. Copa Holdings (CPA) is a Panamanian airliner. Never let it be said that I stick to conventional U.S. blue chip companies. I also added to Apple (AAPL) and IBM (IBM)

  2. Nice month! I'm in the market to refi my rental property as well. I need to start adding to my principle payment each month to lower my amount as well.

  3. Pretty amazing how your P2P lending has grown since the beginning of the year. And I'm sure that refinance will help out tremendously. I'm assuming the house isn't eligible under HARP?

    1. I'm not eligible for anything while its underwater and its not my primary residence.
      As for P2P lending... yeah its been a big priority for me at least to start off with. The safety in diversification helps balance out the high rates. In turn those high rates free up more capital in the portfolio for capital gains investing or other activities.

  4. Thanks for sharing your most recent portfolio update with us. Good looking dividends rolling in with AFL being a common name we share for the month. IBM has been a popular pick in recent weeks among many in the dividend blogging community. I can see why though I do not own any tech in my portfolio. Look forward to your next update.

    1. Yes I too have noticed its making the rounds in the dividend community. I think its valuation has gotten low enough to trigger everyone's buys. I have a double sized position so I cannot take on more or I probably would.

    How do you feel about IBM's recent price decline?

    1. I love it and bought more. I am at a double sized position. IBM's problem on the surface that everyone focuses on is declining revenue. However a closer look shows their revenue for older technologies is indeed declining but new ones are increasing fast. But the new ones are such a small % of overall revenue that it isnt making an impact... yet. IBM and RKT are my two conviction picks that I have the most faith in.
